Seal Beach Commercial Real Estate FAQ

This page answers research questions about office space, retail space, Main Street storefronts, shopping centers, buying commercial property, business park and light industrial space, hotels, zoning districts and building permits. It lists no properties. Each answer draws on the sources listed at the bottom and names who published the figure. Where a source cannot answer, the answer says so.

Where do I start if I want to rent or buy commercial space in Seal Beach?

Start with the building type. Kidder Mathews reports a Seal Beach office submarket and a Seal Beach industrial submarket for 3Q 2026,[1][2] but its retail report covers Orange County only.[3] A submarket is not the city, so read each figure with that label.

If you are comparing options, write down the use first, then confirm that the district allows it, then ask for current availability from a listing broker. Questions in this group:

  • How much does office space for rent in Seal Beach, CA cost?
  • Is there office space for rent in Seal Beach right now?
  • What retail space for lease in Seal Beach is available, and at what rent?
  • How do I find commercial property for sale in Seal Beach?

Which Seal Beach building types does the zoning code describe?

The City of Seal Beach zoning code, as mirrored on gocodebook, names professional office (PO), the Main Street Specific Plan (MSSP), service commercial (SC), general commercial (GC) and two mixed-use districts, LC-RMD and MC-RHD.[4] The City's Draft EIR adds the LM district for business-park sites and light manufacturing.[5] Hotels are tracked through the City's hotel tax.[7]

If your use sits between two types, ask the City how it classifies the use before you rely on a listing description. Questions in this group:

  • Where can a medical office go in Seal Beach?
  • What can go in a Main Street storefront in Seal Beach?
  • Is there a shopping center in Seal Beach?
  • Is there business park or light industrial space in Seal Beach?
  • How many hotels are in Seal Beach?
  • Can I open a restaurant in Seal Beach, and how many people visit?

How do zoning, permits and the building department work in Seal Beach?

The City of Seal Beach publishes its zoning through a codified municipal code, and gocodebook is a third-party host of that text, so confirm any district with the City.[4] This site gives no office address or phone, so use the City's official website for current contacts and fees.

Questions people ask

How much does office space for rent in Seal Beach, CA cost?

Kidder Mathews' 3Q 2026 Orange County office report lists a Seal Beach submarket average asking rent of $3.53 per square foot per month, full service, with 573,645 square feet of inventory, 7.5% direct vacancy and 9.9% total vacancy. That is a submarket average for office only, not a quote for any building. Ask for each space's own asking rate and what it includes.

Is there office space for rent in Seal Beach right now?

This site cannot confirm what is available today, because a listing changes faster than a research page. To find current space, ask the listing broker of each building for availability, size, asking rate and what the rate includes, and ask a California-licensed broker to check it against your needs. Treat any vacancy figure in a report as a dated snapshot, not an offer.

Where can a medical office go in Seal Beach?

The City of Seal Beach zoning code, as mirrored on gocodebook, describes the PO district as allowing office, medical and related uses. A proposed Old Ranch Country Club project, whose EIR is in preparation, lists a medical office facility in the City's Draft EIR. It is proposed, not approved. Confirm your parcel's zoning and any use limits with the City before you sign.

What retail space for lease in Seal Beach is available, and at what rent?

This site has no sourced Seal Beach retail rent or vacancy figure. Kidder Mathews' 3Q 2026 report gives Orange County retail only: 3.3% vacancy and a $2.77 per square foot per month asking rent. Do not read those as Seal Beach numbers. Ask a listing broker for the specific space's rate, and compare it with similar Seal Beach storefronts yourself.

What can go in a Main Street storefront in Seal Beach?

The City of Seal Beach zoning code, as mirrored on gocodebook, a third-party host, describes the Main Street Specific Plan area as having "upper floors devoted to office uses along Main Street." It says truck docks are not permitted there. The City's Draft EIR says housing in that plan area is currently not allowed. Confirm your use with the City.

Is there a shopping center in Seal Beach?

This site does not name a specific center. The City's zoning code describes the General Commercial district as meant for sub-regional and regional centers of commercial activity, which may include pedestrian- and auto-oriented development. The City's Draft EIR lists 93.4 acres of general commercial land in a 2003 inventory that may not reflect current use. Ask the City for the current district map.

How do I find commercial property for sale in Seal Beach?

This page lists no current properties for sale and cannot confirm availability. Ask a California-licensed broker to search current listings and to check zoning, use history and price against comparable sales. The only sale-market figures here are Kidder Mathews' 3Q 2026 Orange County retail numbers: $546 per square foot and a 5.2% cap rate, which cover the county, not Seal Beach.

Is there business park or light industrial space in Seal Beach?

Kidder Mathews' 3Q 2026 report lists a Seal Beach industrial submarket of 941,679 square feet with 0.0% total vacancy and 9.4% total available, and reports no rent. The City's Draft EIR describes the LM district as business park sites for moderate- to low-intensity commercial services and light manufacturing. Confirm what a building is zoned for and whether it can hold your use.

How many hotels are in Seal Beach?

The City of Seal Beach's FY 2026-27 budget says Seal Beach has three hotels and that they are at capacity. It gives no room count. The approved hotel tax rate is 12 percent, and the City's remittance form excludes stays of 31 consecutive days or more. Ask an owner or a California-licensed broker for room counts and occupancy before valuing a hotel.

What zoning districts cover commercial property in Seal Beach?

The City of Seal Beach zoning code, via gocodebook, covers commercial and mixed-use districts named LC-RMD, MC-RHD, PO, MSSP, SC and GC. Business-park and light manufacturing sites fall in the LM district, per the City's Draft EIR. Because gocodebook is a third-party host, check your parcel's district and the current text with the City of Seal Beach.

What is mixed use zoning in Seal Beach?

The City's zoning code describes the MC-RHD district as allowing resident-serving, visitor-serving, commercial and office uses together with high-density residential. A table note says mixed-use projects must keep residential at no less than 50 percent of floor area. The code also names an LC-RMD district for neighborhood-serving retail, restaurant and personal service uses. Check which district your parcel is in.

How do I get a building permit in Seal Beach?

Start with zoning: confirm your parcel's district and whether your use is allowed. Then ask the City of Seal Beach which department handles your project, what plans it wants and how it takes submittals. This site gives no office address, phone or fee, so use the City's official website for current details.

Where is the Seal Beach building department?

This site does not publish an office address, phone number or hours, and it cannot confirm them. Search the City of Seal Beach's official website for the building and permitting contact, and confirm the department, hours and how it takes questions before you visit or send plans.

Can I open a restaurant in Seal Beach, and how many people visit?

The City's zoning code describes the LC-RMD district as neighborhood-serving commercial areas providing retail, restaurant and personal service uses. The City's budget says the beach and pier draw more than 1,500,000 visitors a year in one place and approximately two million in another. Confirm your parcel's district with the City.

Who are the major employers in Seal Beach?

The City of Seal Beach's budget says the city is home to the Boeing Company Integrated Defense Systems international headquarters and that Boeing continues to be one of the city's major employers. It also lists the U.S. Naval Weapons Station as a local feature. It gives no headcounts, so ask each employer or the City if employee numbers matter to your decision.

How could the 2028 Olympics affect Seal Beach commercial property?

The City of Seal Beach's FY 2026-27 council goals include an Olympics Working Group to position the city to benefit from regional opportunities associated with the 2028 Olympic Games. No source on this site estimates an effect on rents or values, so do not assume one. If timing matters to your deal, ask the City what its working group is doing.
